Hampton Roads and Virginia Beach Home Moisture and Termite Inspections

One very important item when purchasing a Hampton Roads or Virginia Beach home is the requirement detailed in paragraph 13 of the Real Estate Information Network contract which authorizes a wood destroying insect report and a wood destroying organism report (moisture) prior to closing.

The Hampton Roads reports are designed to help both the home seller, by reducing future liability after the real estate sale, and the buyer, by insuring they will not have a major unexpected expense once they move into their new home. The real estate sales contract/reports basically state that on the day of the inspection the home is free of all visible signs of all wood destroying insects (termites, woodborers, carpenter ants, and carpenter bees) and damage caused by them.

It also insures there are no moisture problems or wood destroying fungus present in the crawl space and or basement. The reports will list any problems found and suggestions for eliminating problems prior to closing.
The contract also allows for the buyer or seller to choose the inspection company and this should be discussed with your REALTOR(R) prior to writing a contract.
