Virginia Beach Homes and condos are hot right now especially at the first time home or condo buyer at the entry level. Combine this with the new VHDA financing deal and you have a great match.

Need help with closing costs? It is possible on all Virginia Beach and Hampton Roads real estate purchases. Closing costs include but not limited to: (check with your lender as these items may change).

1. Written, good faith estimate of closing costs. By law, it
must be given to you. The “Good Faith Estimate” is just that, an
estimate. Always good to estimate your out of pocket expenses on the high side.

2. Points or Loan Origination Fee: One point equals one percent of the mortgage
loan.

3. Appraisal: You are going to be asked to pay this. Since the property is collateral for the
mortgage, the lender wants to know what it is worth. Normally this is done by the appraiser viewing the property and reviewing recent comparables. Some lenders may do a “desk top” appraisal, meaning they do not physically view the property.

4. Credit report: Most lenders require a credit review to see your payment history, etc. Some loans such as VA, are not credit score
driven. Don’t forget your free annual credit report and learn how to improve your credit score .

Virginia Beach Market Report for April Homes and Condos

The Virginia Beach and Hampton Roads residential real estate market continues to show signs of improvement.

April 2012 was categorized by a year-over-year drop in active single family and condo listings, as well as increases in homes under
contract and residential settled sales as reported by the Real Estate Information Network (REIN).

Residential active listings in April 2012 were down 17.8% when compared to the same time last
year. All seven of the major cities (Chesapeake, Hampton, Newport News, Norfolk, Portsmouth, Suffolk,
and Virginia Beach) experienced double digit percentage dips in the number of homes for sale.

The months supply of Virginia Beach inventory was directly affected by this reduction in active listings, resulting in a new 7.66 months supply of inventory, down from 9.93 months in April 2011.

The residential median sales price for April 2012 was $215,000. (see by quartile below)

Distressed homes, those that are bank owned or short sales, displayed minor signs of progress in the Virginia Beach real estate market. In April 2012, distressed homes comprised 31% of the residential settled sales. (almost one in three).

Stroll Roll and Fun Run Virginia Beach Oceanfront (Pictures)

Today was the “Stroll Roll and Fun Run at the Virginia Beach Oceanfront.

The race started at 31st Street (Hilton Hotel) and proceeded down the boardwalk to 9th Street and turn and repeat run back.

A great volunteer

Team Hoyt was in full “stride” at the Virginia Beach Boardwalk with many folks happily strolling and running.
